Limited Service Listings

The MLS Rules include sections that describe four services that may or may not be offered by a listing brokerage within a listing agreement.  They are:

a)      accepting and presenting to the seller(s) offers to purchase procured by cooperating brokers

b)      advising the seller(s) as to the merits of offers to purchase;

c)      assisting the seller(s) in developing, communicating, or presenting counter-offers; and

d)      participating on the sellers(s) behalf in negotiations leading to the sale of the listing property

A field on residential listing labeled "Limited Service Listing?" requires one of three choices be selected based on which of these services is offered.  The choices are:

NO - Select this choice when all of the services are included by the listing brokerage.

YES  - LIMITED SERVICE - Select this choice when one or more of the above services are not being offered by the listing brokerage.

YES - MLS ENTRY ONLY - Select this choice is none of the above services are being offered by the listing brokerage.
